Ballston Gateway’s central location in the vibrant Virginia Square neighborhood of Arlington, Virginia presented a strategic opportunity.  The building owner, American Realty Advisors, partnered with Cushman & Wakefield, FORM Architects, and Bognet Construction to reposition the 8-story office.

“The goal of the project was to bring new life to the building,” said David Piranio, Project Executive for Bognet.  This included a high-end lobby, tenant amenities, two floors of spec suites, and modernized common spaces.

Bognet provided preconstruction services for the project. This included budgets for each phase, consulting on design, and value engineering. “Understanding the constructability – knowing what can and cannot be built – enabled the team to stay on pace. It was a win-win for all.”

The renovation expanded to three concurrent projects during the design phase. 

“Managing three projects at once required careful coordination to ensure each project was staffed correctly to meet the end date” said Isabell Shoptaw, Assistant Project Manager for Bognet.  “We choreographed subcontractors in and out of the lobby to minimize disruption.”

Ballston Gateway’s show-stopping entranceway and renovated interiors proved attractive for new tenants. The successfully repositioned building filled the majority of the renovated suites.
