Capital Improvement Project

Bognet recently completed an extensive capital improvement
project at Three Ballston, a prominent office building located in
Arlington, VA. Bognet redefined the tenant and visitor experience
through a complete renovation of the building’s occupied lobby and
main entry.

The scope involved a full demolition and reconstruction of the
existing lobby—executed while the building remained occupied.
Bognet implemented carefully coordinated temporary access routes
to ensure safe and seamless entry throughout construction. One of
the most striking upgrades was the extension of the storefront by ten
feet, creating a bold new two-story glass entrance that adds volume
and sophistication to the façade.

Inside, the lobby showcases high-end materials and custom
detailing, including Italian-sourced Calacatta marble, rich fluted
wood veneer wall paneling, and a glowing onyx glass feature wall
behind the reception desk. A custom-built reception desk with
precision-cut angles serves as a focal point, enhanced by sculptural
chandeliers and a modern built-in fireplace that together establish
a warm yet refined atmosphere. The project also included a phased
elevator modernization, contributing to the building’s elevated sense
of style and performance.
