Working with the client and the architect, we make certain that a cost-effective approach is used. Our early analysis of the effect that materials, equipment, systems and schedules will have on the overall time and cost of the project allows the client and architect to make decisions that are consistent with the project requirements.

Estimating
Estimating plays an important role in controlling the project costs and identifying areas where significant cost savings can be made. Bognet provides both accuracy and completeness in our estimating even with the most conceptual drawings. Typically, we can provide detailed estimates at the end of schematics, design development and 75% working drawings.

Bognet prepares all estimates in a customized format and reviews them with the client and architect prior to issue to provide conformity with their needs for information. Bognet will develop a scope of work specific to a particular project and provide pricing based on that scope. This method, rather than the typical cost per square foot method, provides the client with pertinent information and a basis for cost analysis and further design decisions. We also maintain the estimate in a Construction Specifications Institute (CSI) or trade format so that prior to receiving bids we can compare our budget for each bid package for the client.

Value Analysis
Bognet works with the client and architect to explore every available option that can reduce the projects cost. We compare multiple alternatives and consider all of the related costs (e.g., initial price, maintenance and replacement expenses, aesthetic and functional issue costs) to give the client and architect the ability to make informed decisions for the performance, quality, appearance and life of the facility or space.

Constructibility Review
Bognet helps the client to balance construction costs and schedules by evaluating the implication, details, methods and timing of the construction process, and then planning these into the project from the early stages. These details include construction feasibility and procedures, site use, and selection of systems and components. We work with the design team to provide analysis and advise to achieve the optimum results for the project.

Schedule Development
Bognet develops detailed project schedules for the team to use in evaluating progress. When fully developed, these schedules clearly indicate all phases of the project including design, major decision points, permits, bidding, financial commitments, construction, startup and move-in.

Long-Lead Procurement
Bognet advises the client and architect team on the current lead times for materials and equipment so the bid documents can de developed appropriately and items purchased in a timely manner.

Procurement
To ensure the best possible pricing for the client, we competitively bid all subcontract trades. A minimum list of three potential subcontractors is prepared with input from the team. Bognet solicits and pre-qualifies bidders, generates bidder interest in the project and prepares a detailed package of “Instruction to Bidders.” During the selection of subcontractors, emphasis is place on quality, experience, and the capability of each subcontractor as it relates to a specific project.

A number of bid formats can be used:

• Guaranteed Maximum Price: Bognet can establish a guaranteed cost based on partial documents that would include contingencies based on the level of information contained on the construction documents. The project cost is updated as further information is available and the team is informed of budget status as design development proceeds. This is an effective tool where schedule is a concern.
  
• Negotiated general conditions and fee: With a prepared subcontractor list, the lowest of the subcontractor prices can be submitted in a fixed fee format. All subcontractor pricing is reviewed and discussed with project team and the best-suited contractor for specific project is selected.
